Basic Steps:

  • Get to know the various Use & Occupancy Groups and how they apply to your project - especially if there is more than one (Chapter 3)
  • Get to know the different Construction Types (Chapter 6)
  • Get to know Table 503 Height and Area Limits (Chapter 5)

 

  • Every project starts with these simple steps:

  1. Determine the Use and Occupancy (Chapter 3)
    • Note - mixed uses require one of two basic approches:
      • Mixed Use Non-Separated - typical first choice for small or sprinklered buildings (fewer fire resistance ratings based on the most restrictive use in the mix).
      • Mixed Use Separated - typical for larger unsprinklered buildings (relies on fire resistance ratings to create separate fire areas for different uses).
      • Incidental uses are covered in section 302.
  2. Determine the height, area, and location of your building (your design premise - look at Table 503).
  3. Determine the Construction Type you want or need to use (Table 503 and Chapter 6).
  4. Determine the and fire resistance requirements of various elements (walls, floors, structure, exits etc. - Chapter 7)
  5. Determine any special use and occupancy (if applicable for such uses like malls, I2 hospitals, garages etc.  - Chapter 4)
  6. Determine any existing building issues if you are doing an addition or interior alteration or repairs (Chapter 34).
  7. Review each code section of the OBC for applicable elements.
    • Note: Some chapters should ALWAYS be checked:
      • Chapter 9 - Fire Protection Systems
      • Chapter 10 - Means of Egress
